Port Nikau

Plan Change

Port Nikau is located on the edge of the Whangarei CBD. It covers 67ha of former port land on the upper reaches of the Whangarei Harbour.

Reyburn and Bryant, in collaboration with Construkt Architects (Masterplanning), prepared a submission to introduce New Zealand's first 'Development Area" to the Whangarei District Plan. A Development Area is a form of zone, but it includes higher-level design detail than conventional zoning, to the extent that it locks in the final form of development.

The Port Nikau Development Area includes commercial and residential components, complimented by marine facilities in the adjoining coastal marine area. Specifically, the Masterplan provides for over 1,250 dwellings, a town centre comprising 6,000m2 of retail, hospitality, and commercial activities, and a comprehensive network of coastal and suburban open space network.

The residential areas provide for a range of building typologies including 2, 3, and 4-bedroom standalone houses, terraced houses, apartments, and mixed-use home/office type buildings.

In short, the Port Nikau Development Area presents a three-dimensional blueprint for Whangarei's newest suburb, ensuring high-quality urban design outcomes in this key coastal location.
